Business Development Manager | Newcastle | Cleaning & FM Sector

We’re working with a well-established cleaning services business with a strong presence in Newcastle. They are looking for an experienced Business Development Manager to drive new business growth across the region and build a strong, sustainable pipeline of commercial opportunities.

This is a pure new business role based in Newcastle, with a focus on winning new cleaning and FM contracts across a wide territory. The business already has a solid foundation and operational support in place, but they now want someone who can take ownership of the region and significantly grow the book of business.

Key duties

  • Identify, pursue, and win new business opportunities across Scotland and the Northwest.
  • Develop and maintain a strong pipeline of new prospects through research, networking, referrals, and proactive outreach.
  • Build and nurture relationships with key decision-makers, including facility managers, operations directors, and procurement teams.
  • Prepare and deliver compelling proposals, presentations, and pricing to secure new contracts.
  • Work closely with the operations team to ensure smooth handover and successful delivery once contracts are won.
  • Represent the business at industry events, networking forums, and local business communities.
  • Maintain accurate records of all activities, opportunities, and forecasts using the CRM system.
  • Contribute to the long-term growth strategy for the Scotland / Northwest region.

Requirements

  • Proven experience in a business development or senior sales role, ideally within cleaning, facilities management, or a related service sector.
  • Strong track record of winning new B2B business and closing deals in a competitive market.
  • Comfortable operating across a wide territory (Scotland and/or Northwest) and working independently.
  • Excellent communication, negotiation, and presentation skills.
  • Commercially minded, with the ability to understand client needs and position solutions effectively.
  • Self-motivated hunter mentality – you enjoy chasing new opportunities and are not satisfied with maintaining the status quo.
  • Confident using CRM systems and managing your own pipeline and forecast.

The ideal candidate may come directly from cleaning/FM, or from a comparable B2B sales environment where new business generation is core to the role.
